We represented the lead architect in establishing a subconsultant relationship with a second architect for a 57-unit multi-family senior housing development. This agreement used AIA Document C401-2017, Agreement Between Architect and Consultant, and AIA Document E205–2022, Architects’ Scope and Responsibility Matrix. The E205–2022 matrix defined the division of services between the Architect of Record and the Design Consultant. The Design Consultant led schematic design, design development, and construction document preparation, with the Architect of Record providing support. The Design Consultant coordinated with owner-procured consultants for civil engineering, landscape design, energy analysis, and accessibility review. The Design Consultant also managed the Building Information Model (BIM) and sustainable design aspects. This delegation of responsibilities clarified each firm’s contributions and established a framework for project delivery.
