We represented an architecture firm to negotiate AIA Document B133–2019, Agreement Between Owner and Architect, Construction Manager as Constructor Edition, for a major renovation and addition project at a private school. The $23.5 million project encompasses a multi-phase approach to renovating existing buildings, including classrooms, offices, and common areas, along with a new cafeteria addition and site work. This agreement, designed for projects using a Construction Manager as Constructor delivery method, clearly defines the architect’s responsibilities. Our architect client engaged a team of subconsultants, including structural, mechanical, and electrical engineers, and a collaborating architect. The agreement also addresses preliminary work to be handled by the owner and construction manager before the architect’s formal commencement of services.
