Firm Negotiates $15M University Project Contract

We represented an architecture firm to negotiate an AIA Document B103–2017, Agreement Between Owner and Architect for a Complex Project, with a major university for the adaptive reuse and renovation of an approximately 50,000 sq ft, six-story concrete building. The $15.5 million project, with a $1.1 million architect’s fee, involved a multi-phased approach to design and construction. The architect’s scope encompassed confirming and revising existing floor plans, developing demolition and structural drawings for an initial permit package, and then producing a complete set of construction documents, including facade details and interior renovations, for a second permit submission. The architect’s services included preparation of bid and construction documents for both architectural and mechanical, electrical and plumbing (MEP) disciplines, as well as coordination with specialty consultants in information technology (IT), audio-visual, security, civil engineering, elevator systems, and lighting design. The architect directly engaged the structural, mechanical, and electrical engineers for the project, further expanding its coordination duties. This phased bidding strategy, with separate packages for demolition/structural work and the full building renovation, required careful coordination and management of consultant deliverables and construction sequencing.
