$12M Multi-Family LIHTC Project Agreement Negotiated

We represented an architecture firm to negotiate an AIA Document B109–2020, Agreement Between Owner and Architect for a Multi-Family Residential or Mixed-Use Residential Project, for a new project. With a construction budget exceeding $12 million, the project includes a five-story, about 45,000 sq ft, 40-plus unit senior apartment building. The building includes a mix of one- and two-bedroom units and on-site parking. The project incorporates energy-efficient design and Enterprise Green Community Status. Our client’s design fee was about $400,000. As part of its services, the architect hired structural, mechanical, and electrical engineering consultants, along with accessibility and life safety consultants. The project was funded in part by the Illinois Housing Development Authority (IHDA) and used Low-Income Housing Tax Credits (LIHTC).
