$40M Education Project Agreement Negotiated

We represented an architecture firm to negotiate an AIA Document B101-2017, Agreement Between Owner and Architect, for the design of a new charter high school. The approximately $40 million project involves the adaptive reuse of an existing warehouse and construction of a new student center, along with associated parking and sports fields. The project, totaling about 90,000 sq ft, had three phases: renovation of the existing building, construction of the new student center, and construction of the sports field and parking, with staggered completion dates. The Architect retained subconsultants for structural, mechanical, electrical, civil, landscape architecture, lighting / low-voltage / security, acoustics (including theatrical acoustics), and theater design / audio-visual disciplines. The project will accommodate 800 students. Phase one is budgeted at $13.5 million, phase two at $20 million, and the budget for phase three remains in formation.
