Representing the architect, we negotiated an AIA Document B101-2017, Agreement Between Owner and Architect, agreement for a significant single-family residential project in the Mountain West with a construction budget over $6.5 million, exclusive of soft costs and land acquisition costs. The project includes multiple structures approaching 8,500 sq ft, encompassing a main home and guest accommodations, along with associated site improvements. Within a larger development, the project involves coordinating utility extensions and connections to existing water and sewer systems. Our client, which hired subconsultants for structural, mechanical, electrical, and lighting design services, had a design services fee of over $900,000.
