We developed a contracting strategy and suite of contract templates for a prominent real estate developer, known for its large-scale, multifamily residential, and mixed-use projects, often involving high-rise construction in urban centers. This developer has a substantial portfolio and manages billions of dollars in development projects. Our strategy focused on enabling the developer’s non-attorney staff to efficiently contract for design, construction, and consulting services, including a variety of owner-consultant, owner-architect, and owner-contractor agreements. This streamlined approach allows the developer to manage a high-volume of contracts without requiring legal review for every agreement, freeing up internal resources and accelerating project timelines. While this strategy empowers the developer to handle routine contracts independently, we remain closely involved in drafting and negotiating complex, high-value agreements for their more significant projects. This two-tiered approach ensures efficient and cost-effective contracting across the developer’s portfolio while maintaining rigorous legal oversight for critical transactions.
