Firm Negotiates Agreement for $29M Education Project

We represented an architecture firm to negotiate an AIA Document B101-2017, Agreement Between Owner and Architect for a new school. The project, which targeted $29 million in construction costs, included two phases. Phase one covered data collection, facility assessment, and preliminary programming. Phase two comprised full design services for the new school. Included in our architect client’s scope of services were structural, mechanical, electrical, and civil engineering; landscape architecture; food service consulting; graphic design; furniture, furnishings, and equipment (FF&E) design; historical preservation; and a traffic study. The design fee structure combined a $35,000 lump sum for Phase 1 and a sliding scale percentage for Phase 2, expected to be about $1.5 million.
