Firm Negotiates Contract for $11M Federally Funded Project

We represented an architecture firm to negotiate an AIA Document B108–2009, Agreement Between Owner and Architect for a Federally Funded or Federally Insured Project, for the renovation of an apartment complex. The project, with a budget of $11 million, involved the renovation of about 225 residential units across multiple buildings, including row houses, townhomes, and a three-story senior apartment building, for a design fee of around $285,000. The scope encompassed comprehensive interior upgrades, including new finishes, fixtures, and systems equipment. Exterior improvements include new windows, roof and siding repairs, landscaping, paving, and water mitigation. The senior housing building also received exterior siding upgrades, high-efficiency heat pumps with individually controlled air conditioning and heating, modernized and Americans with Disabilities Act (ADA)-compliant public areas, and upgraded fire alarm and elevator systems.
