We represented a homeowners’ association to negotiate AIA Document A101-2017, Agreement Between Owner and Contractor where the basis of payment is a Stipulated Sum for a $2.25 million roof replacement project encompassing 28 buildings and 56 owner units. The agreement included detailed scheduling requirements to manage the phased replacement process and expected weather delays. It also incorporated a comprehensive unit price list for dozens of potential repair and replacement items discovered during the project, providing cost certainty for unforeseen conditions.
