Firm Negotiates Design-Build Contracts $15M Medical Building

Serving as outside general counsel for our national design-build client, we provided legal support from project inception through execution on a $15 million renovation of an over 40,000 sq ft medical building into a new behavioral health center. We leveraged our network of construction attorneys nationwide to identify and engage a qualified design and construction attorney in the relevant jurisdiction to address compliance with state and local laws and code requirements, consulting with our co-counsel throughout the project. The project was governed by AIA Document A141–2014, Agreement Between Owner and Design-Builder, largely negotiated by our client’s non-attorney staff using a customized template we provided for its repeat use. Although our client has in-house architectural capabilities, they elected not to serve as the architect of record and we negotiated an AIA Document AIA Document B143–2014, Agreement Between Design-Builder and Architect, with a local architecture firm. We also a revised form of the B143-2014 to engage the mechanical, electrical, plumbing and fire protection (MEP/FP) engineer.
