Institutional Owner Protected from Fraudulent Mechanics Lien

We acted swiftly to protect our client, an institutional owner of commercial properties, from a fraudulent mechanics lien that threatened to disrupt financing and title insurance. We leveraged Section 34 of the Illinois Mechanics Lien Act, which requires a lien claimant to sue within 30 days of a demand or forfeit the claim, thereby eliminating and resolving the mechanics lien claim.
