Section 34 Demand Eliminates Mechanics Lien from Condo Property

We used a Section 34 Demand under the Illinois Mechanics Lien Act to resolve a dispute involving a contractor mechanics lien for our client, a condominium association. The contractor abandoned the project with defective and incomplete work remaining, despite agreeing to perform repairs, so we called its bluff with the Section 34 demand to sue within 30 days or forfeit its lien.
