We recorded a $200,000 mechanics lien related to the renovation of common areas and residential units within a multi-unit residential tower in a major metropolitan area. Our engagement was undertaken for a design-build firm specializing in revitalizing urban properties. The project required navigating a complex ownership structure, where multiple LLCs shared an undivided percentage ownership interest in the property as tenants in common. This intricate arrangement added to the complexity of the mechanics lien, requiring careful allocation of the dollar value of the mechanics lien across individual units, parking spaces, common elements, and various lenders, to comply with the Mechanics Lien Act. We were glad to settle the claim and collect for our client without the need to file a lawsuit to foreclose the mechanics lien, achieving early, cost-efficient dispute resolution for our client.
