Cost-Plus 12% Fee Contract (No GMP) for Luxury Mountain Residence

We represented the general contractor to negotiate an AIA Document A103–2017, Standard Form of Agreement Between Owner and Contractor where the basis of payment is the Cost of the Work Plus a Fee without a Guaranteed Maximum Price, for a luxury residential project in a mountain west ski town. The contractor’s fee was set at 12% of the cost of the work, with no guaranteed maximum price.
