We helped a general contractor expand its service offerings into the design-build method of project delivery. The client – experienced in diverse sectors such as automotive, educational, restaurants, retail, and office environments – sought a contracting framework for design-build projects which would allow their non-attorney employees to contract without needing to speak with attorneys on each project. We developed and provided template contract documents, including AIA Document A141–2014, Agreement Between Owner and Design-Builder; AIA Document B143–2014, Agreement Between Design-Builder and Architect; and AIA Document A142–2014, Agreement Between Design-Builder and Contractor, tailored for their repeated use on future projects. We provided guidance on Illinois professional licensure and registration requirements through the Illinois Department of Financial and Professional Regulation (IDFPR). Leveraging our national network of friendly construction attorneys, we also facilitated connections with attorneys in other states to ensure our client’s compliance with varying design-build licensure regulations across the country.
